What is involved in
an inspection?
Systematically checking
and inspecting all systems, mechanical and structural, i.e. (plumbing, heating,
electrical) of the building as well as roofing, siding (brink, vinyl, aluminum),
basement, attic, foundations and any crawlspaces if access is safe and permitted.
Will I receive a written
report of the inspection?
Yes! Our site lists
copies of the forms you will receive once our inspection is complete.
We will sit with you and discuss all of our findings on the property.
How long will an inspection
take?
Depends. PAPSON
is dedicated to providing our customers with very detailed, carefully examined
results. We will work with the schedules you have to examine the property,
but the time truly depends upon the size of the site as well as the condition.
May I be present?
Absolutely! As a matter
of fact, we insist on your presence at the inspection. Contrary to popular opinion,
our job is not just to inspect the property but also to educate. This can only
be achieved if you are present at the time of the inspection.
I've heard the term
Reserves. What are they?
Reserves are monies set
aside by community associations to pay for repairs or replacements of community
assets. Reserves are considered a "sinking fund" set aside to pay for future
repairs or replacements of an association's major assets.
Why would I need a Reserve
Study?
The primary reason for
preparing a reserve study is to develop a payment plan allowing community associations,
non-profit groups, and accounting personnel to set aside small monthly contributions
in order to have funds available as community assets need repair or replacement.
